The Estate
Las Herrerias de Rio Madera is a superb 630 Ha (circa 1600 acre) sporting estate set in the Parque Natural de Cazorla in the Sierra de Segura. This vast mountainous park covers 214,000 hectares and forming the second largest forested area in Europe, is situated in the north-eastern Andalucia region of Spain. Through a careful management programme, the estate ensures the protection of its wonderful natural environment, which is home to a great variety of indigenous wildlife. The wide diversity of species in the Parque Natural – some of which are protected – range from the tiny and exquisite ‘viola cazorliense’ (Cazorla violet) to wild boar, eagles, vultures, mountain goats, wild cats and deer.


The Cortijo (Farmhouse) and other buildings
There is a beautifully restored 100 year-old farmhouse, el Cortijo de Rio Madera. The property has been completely refurbished to an exceptionally high standard throughout and has all modern conveniences; it also boasts a host of environmentally friendly technologies whilst retaining its traditional character. Original stone and timber features have been retained where possible and under-floor heating has been fitted for extra comfort, whilst wood from the estate serves as fuel for the large open fireplace and stoves. The Cortijo sleeps 16 people over 8 bedrooms and has 6 bathrooms. The property has extensive living areas including a large lounge with large fireplace, dining area, TV area and office.
The Cortijo has its own private, swimming pool, barbecue area, large pergola-shaded terrace with stunning 360-degree views. The main house lies at the end of a long valley, with views of the imposing Mount Yelmo. The owners take great pleasure in sitting on the terrace of an evening watching the deer and wild pigs foraging under the apple trees in the orchard.
The finca would make a wonderful family home but could also be developed it into a destination in its own right. It would be perfect as an activity centre offering horse-riding, trekking, archery, painting courses or yoga retreats. The wider area is also famed for its variety of recreational activities from rafting to paragliding.
In addition to the above, there is a second house in a Mediterranean style with 4 bedrooms, double garage, mature garden and views. The original project to develop this estate included making changes to the latter house to offer 5/6 bedrooms. Likewise, the original project included a third cortijo (365mt2) with 6 bedrooms, large outdoor terrace areas, a swimming pool and wonderful views. The original project also encompassed a warden’s two bedroom house, a very large tractor and machinery store, horse boxes and paddock, as well as two tennis courts.
A master plan for all the potential developments at the finca was submitted to the authorities and was accepted between 2005 and 2008. As detailed projects and plans were not submitted for the above buildings, any indicative permissions have lapsed.
To the best of the owners’ knowledge these projects can be revised and re-submitted, with permission very likely to be given. The vendors will assist in this process.
